Medium Term Accommodation (MTA) is a NDIS support service where temporary accommodation is arranged for the participant while they wait for their long-term home. This NDIS home and living support service helps bridge the waiting period comfortably.  It is important to note that MTA is not a permanent housing option, nor is it intended for emergency housing or for participants who have no confirmed long-term plan.

Highlights of the Medium Term Accommodation Service

It is generally funded for up to 90 days (3 months). While extensions may be considered in limited or exceptional circumstances with appropriate evidence.

This only covers the cost of the temporary accommodation (the ‘bricks and mortar’ part).

The accommodation should be suitable and accessible to meet the participant’s disability-related needs, although the standard of housing can vary by provider.

Often located to ensure proximity to essential services, family, or community connections.

While MTA funding only covers the house, disability-related daily supports (like personal care, skill building) are also delivered during the stay depending on the participant’s goals, and needs.

Who can benefit from

Medium Term Accommodation?

MTA can benefit those NDIS participants who are:

Waiting for an approved Specialist Disability Accommodation (SDA) property to be completed or become vacant.

Looking forward to their home modifications to be completed on an existing or new property.

Being discharged from a hospital, rehabilitation facility, or residential aged care (RAC) but unable to move immediately into a permanent suitable home.

Waiting for Supported Independent Living (SIL) or Individualised Living Options (ILO) arrangements to be finalised.

What you need to get started

To receive Medium Term Accommodation service, you must first be an eligible NDIS participant, and then the NDIS (National Disability Insurance Agency – NDIA) must assess MTA as a necessary support for you.

NDIS Eligibility for Medium Term Accommodation

Here is what you need to know regarding the eligibility criteria for MTA.

You must have a long-term home you will move into after the MTA period. This could be a Specialist Disability Accommodation (SDA) property, your own modified home, or a confirmed private rental.

It is for you, if you cannot move into your long-term home yet because your disability supports are not ready. For example you are waiting for:

Home modifications to be completed.

Assistive Technology (e.g., a ceiling hoist) to be delivered and installed.

A confirmed SDA or Supported Independent Living (SIL) property to become available.

It is not feasible for you to  stay in your present accommodation while waiting for your long-term home. This could be because:

You need to leave a hospital, residential facility, or custodial setting.

Your current living situation is no longer safe or suitable due to a breakdown of supports or if home modifications are being done.

A person with a NDIS plan will generally be able to access funding through the NDIS for transport assistance, if you cannot use public transport without substantial difficulty due to your disability.

You could also request either of these services in addition to any selected service if you need them, and your NDIS plan covers them.

Services include Assistance with Daily Living Tasks, Personal Care, and High Intensity Supports.

What is Medium Term Accommodation service?

Medium Term Accommodation does not fund everyday living expenses like food, internet, personal utilities like electricity/gas), or personal care supports.

No, other support services are not covered under Medium Term Accommodation. Any additional support like Supported Independent Living (SIL), personal care, or transport, must be funded separately through other relevant support categories in your NDIS plan (usually from your Core Supports budget).
